Think selling your home has to be difficult? Not with us!
Top Internet Exposure
Internet presence is key. That’s why we constantly update our searches and exposure to make sure your home is found. Nearly 100% of Denver home buyers start their home searches online. As a client of ours, this statistic works in your favor in a big way; we’ll create a virtual tour of your home and link it directly to the Denver area MLS home page. Then we syndicate the listing to all of the major real estate websites in the USA. Our 777 Home Team at RealtyOne Group Premier Real Estate website, with your listing, is published to dozens of international countries world-wide.
We’ll bring in a designer to provide staging recommendations for your home. The more buyers your home appeals to, the faster it will sell—and for the most money (the equity increase for a staged house over those which are not staged is nearly 6%). Whether your home needs a simple paint consult or a total overhaul, staging works wonders to heighten the allure of your home.
After your home is staged, we’ll have a professional photographer take interior and exterior photos using a proprietary processing system called HDReal. These magazine-quality images will be used to create the virtual tour of your home, and we’ll include them in your brochures and eFlyers. In some cases we will also utilize drone photography and 3-D walkthroughs. Our photography shows off your home in its best possible light to draw in maximum numbers of prospective buyers.
The square footage of your property can make a big difference in pricing. But the public record is often wrong… and not in the sellers favor. So we bring in a licensed appraiser to measure your home to confirm accurate room dimensions. As with all our market services, our primary goal is to ensure the successful and profitable sale of your home.
Once your home hits the market, we will handle every detail until your house is sold. One thing we won’t ever do, however, is keep you in the dark. After all, it’s your house and you want to know what’s going on. We offer several tools and services to keep you in the loop throughout the entire selling process. Here are a few examples:
- Personalized web page We’ll create a personal web page just for you. Log on any time to see what’s happening with the sale of your home; get feedback we’ve collected from buying agents; access a calendar with your contract dates and other important events; review disclosures and contracts; and more. We give you access to all the information you want, whenever you want it.
- Market Update This is our one-of-a-kind market update service. While your house is on the market, we’ll set you up to receive automatic email alerts every time a nearby home comes on the market, goes under contract, or sells in your neighborhood. You’ll be able to follow what’s happening with other homes similar to yours.
- Broker Feedback Whenever an agent shows your home, we’ll contact them to request comments, criticisms and buyer reactions. Then we’ll email you the information we receive. Your agent will discuss the feedback with you and will make any necessary changes to the selling strategy of your home. All of your feedback will be uploaded to your personal web page for you to view anytime.
While your home is on the market and available for showings to interested buyers, we secure your home with a SentriLock electronic lockbox. Most real estate agents in the area just use consumer-grade lockboxes from the hardware store for the keys to your home. Unfortunately, they are not very secure. The code to open the box is static; it remains the same, and is quite often the agent’s initials or an easy to remember numeric sequence. Our SentriLock lockboxes have dynamic entry codes. The codes change daily, automatically, and are unique for each showing. There is very little chance that a bad actor can reuse a code to break into your home. The SentriLock lockbox will also generate a report that shows who entered your home for a showing and when they did so. More information regarding lockbox security can be found here.
When our phone rings, we answer. When we get an email inquiry, we respond right away. And when we receive a request to see a home, we always have a knowledgeable agent available to show it. Our unique teamwork approach ensures all requests to see your home are handled quickly and professionally. No prospective buyer will ever be lost due to annoying wait times, unanswered calls or delayed email responses.
Once a buyer makes an offer on your home, we’ll walk you through the contract, present you with your options, advocate for you, and use our expertise to predict any potential pitfalls. We want to make sure you understand everything that happens throughout your sale process. If you have questions along the way, just ask. We’ll answer.
There are many factors to consider in every negotiation. Money, obviously, is a big part of the process, but there’s a lot more that goes into ensuring a successful outcome. Sometimes buyers may need money for closing costs, require a specific closing date, or maybe they just want you to throw in your appliances. No matter what the conditions, we will handle the negotiation with skill, savvy and professionalism to get the best deal possible for you.
Our Listing Agreements Can Be Cancelled
The hesitation of many sellers about entering into a long term listing agreement is justified. Many agents try to lock sellers into a one year or longer agreement. This only benefits the agent, not the seller.
Our listing agreements are written as a six month contract with the provision that it may be cancelled by either party. That is, you can fire us.
